About the Project
The Offering: $2.2 million Construction Loan to Bama Bayou Marina, LP (the “Partnership”) to acquire the land, existing infrastructure, dredge, develop and operate the Bama Bayou Marina (“Marina” or “Property”), a 48-slip, transient marina located on the Intracoastal waterway and within the 147-acre entertainment district in Orange Beach, AL. The Marina will be an inviting port of entry for visitors into the CoastAL Restaurant and Bar, a family entertainment center, the Snorkel Lagoon and the 208- room Wyndham Trademark Hotel and related amenities. In addition, the revenue projections and Marina strategic plan provides for 17-slips being utilized for revenue earning opportunities such as daily rentals of Pontoon Boats, Jet Skis, Kayaks, 23-passenger “fun” boats, Dolphin / Eco Tours, Charter Fishing, Paddle Boards, Inshore Charters, 52-foot Catamaran boat, Pirate Fun Ship and more. The Construction Loan will be secured by (i) a first lien deed of trust on the Property; and (ii) all cash flows from the operation of the Marina.
Creation of Special Districts and securing the capital and codevelopment partners
The client is presently involved in negotiations with various public, private and non-profit entities to advance the development. The project is currently in the planning stages, and the client has been successful at securing a fully executed development agreement to provide incentives and funding tools to make the project a reality.
