About the Project
The Offering: $22.5 million Construction Loan to Bama Bayou Gulf World, LP (the “Partnership”) to acquire the land, existing infrastructure and buildings, develop future assets and operate the Gulf World Marine Park (“Gulf World” or “Property”), a 6-acre, marine mammal-themed operation that offers an educational and up-close experience with animals unlike any other in Orange Beach, AL. Gulf World will be nestled between the Foley Beach Expressway, Portage Creek and the Intracoastal waterway. In addition to the marine mammal experience, the Property will also contain a 2-acre snorkel lagoon, which will provide the Gulf World Guests with the opportunity to snorkel and swim with a myriad of local fish, fauna and other friends from the neighboring sea. The Construction Loan will be secured by (i) a first lien deed of trust on the Property; and (ii) all cash flows from the operation of Gulf World.
Creation of Special Districts and securing the capital and codevelopment partners
The client is presently involved in negotiations with various public, private and non-profit entities to advance the development. The project is currently in the planning stages, and the client has been successful at securing a fully executed development agreement to provide incentives and funding tools to make the project a reality.
