About the Project
The Offering: $5.6 million Construction Loan to Bama Bayou CoastAL, LP (the “Partnership”) to acquire the land, develop and operate the Bama Bayou CoastAL Restaurant & Bar (“Restaurant” or “Property”), a ______-square foot, themed restaurant and bar located in the 147-acre entertainment district in Orange Beach, AL. The Restaurant will be nestled between the 2-acre snorkel lagoon on the north side of the Property, and the 64-slip Bama Bayou marina adjacent to the South. Inside, the open-air feel will have pocket doors which surround the Restaurant, allowing visitors to have a nice meal or beverage, while their children, family and friends can swim with exotic fish in the snorkel lagoon or prepare to bored a jet ski, go fishing or sailing at the marina. The Construction Loan will be secured by (i) a first lien deed of trust on the Property; and (ii) all cash flows from the operation of the Restaurant.
Creation of Special Districts and securing the capital and codevelopment partners
The client is presently involved in negotiations with various public, private and non-profit entities to advance the development. The project is currently in the planning stages, and the client has been successful at securing a fully executed development agreement to provide incentives and funding tools to make the project a reality.
